Exterior Protection
Landscaping:
Ensure the proper grading around your home, with a one-inch slope in the first ten inches, tapering to a two-percent slope. Confirm that water drains away from the foundation, keeping drainage areas clear of debris. Avoid watering within four feet of the foundation and planting shrubs within four feet or trees within 12 feet. Maintain a 7″ clearance between soil/mulch and siding to prevent water damage.
Foundation:
Understand that small cracks in the foundation are normal due to settlement and concrete characteristics. Periodically inspect for hairline cracks and seal with waterproof caulk. Verify sump pump functionality if applicable.
Condensation:
Combat condensation by ensuring proper ventilation, venting the clothes dryer outdoors, and using exhaust fans in kitchens, baths, and utilities. Adjust registers for even temperatures, open crawl space vents during temperatures above freezing.
Concrete:
Expect hairline cracks in concrete surfaces due to settlement and seasonal changes. Seal exposed cracks to prevent weather-related damage.
Roof:
Regularly inspect the roof for missing or damaged shingles, leaks around skylights, and flashing issues. Remove ice dams from gutters and downspouts to prevent water backup.
Gutters and Downspouts:
Keep gutters and downspouts free of debris, ensuring proper drainage at least five feet away from the foundation. Slope the soil away from the home to prevent water infiltration.
Siding, Paint, Masonry, and Stucco:
Inspect the exterior biannually, addressing peeling paint or damaged areas promptly. Use flexible caulk for cracks in masonry. Pay attention to windows and doors for caulking gaps and reseal as needed.
Exterior Problems and Solutions:
Address common issues like cracking/peeling paint, wood gaps, efflorescence, or stairstep cracks with appropriate solutions such as cleaning, sanding, caulking, and repainting.
Interior Protection
Heating and Cooling:
Inspect HVAC systems, change air filters regularly, and ensure proper ventilation. Adjust air supply registers seasonally for optimal performance.
Air Filter:
Clean or replace air filters monthly to enhance airflow and reduce utility costs.
Dehumidification:
Maintain the condensate drain and periodically clean to control algae buildup.
Thermostat:
Set thermostats at energy-efficient levels, reducing frequent adjustments to save energy and minimize wear on the system.
Electrical:
Avoid overloading circuits, use surge protectors, and troubleshoot non-functional outlets following safety guidelines.
Smoke Detectors:
Test smoke detectors semi-annually and replace batteries as needed.
Plumbing:
Know the location of the water main shut-off valve, drain the water heater annually, and address leaks promptly. Periodically open and close shut-off valves to prevent corrosion.
Sewer, Septic, & Drains:
Avoid putting materials that may clog drains into the sewer system. Pump septic tanks annually if applicable.
Plumbing Problems & Solutions:
Address common plumbing issues like no hot water, slow drains, or leaks with appropriate solutions such as checking circuit breakers, adjusting temperature settings, or cleaning drains.
Cabinets and Countertops:
Clean gently with non-abrasive detergent, tighten loose cabinet hinges, and avoid exposing cabinets to excess steam.
Tub and Shower Enclosures:
Frequently check joints for moisture damage, promptly dry areas where water may splash, and re-caulk as necessary.
Whirlpool Tub:
Operate the pump motor with the proper water level and avoid adding bath oil, bubbles, or soap.
Bathroom:
Ventilate bathrooms to reduce moisture, clean fixtures with appropriate products, and address rust stains promptly.
Moisture Control:
Reduce mildew by ventilating during showers, wiping down surfaces, and cleaning mildew-prone areas.
Floors:

Monitor basement humidity, clean carpets, vacuum fans, and disconnect the dryer duct for lint removal. Check the security of handrails, lubricate moving parts, and inspect the overall condition of the roof.
